Abstract By the beginning of the 21st century, the residential real estate market had become the driving force behind the growth of the Chinese economy, giving a powerful impetus to the development of related types of economic activity. The article presents the characteristics of its features, including mechanisms to support investments in real estate, identifies problems and prospects for the functioning of the housing market, considering the risks of a recurrence of the mortgage and financial crises according to the US scenario. The role of the state in regulating the residential real estate market of the People’s Republic of China is defined, including one that creates a few risks. The results of the study may be useful in assessing the situation on the residential real estate market and in the construction industry of the Russian Federation.
